By the job, always. You get one fixed price before I start, and that's the number you pay. Hourly pricing punishes you when a job runs long and rewards a slow operator. A fixed quote puts the risk on me, which is where it belongs, and it means there are no surprises on the back end.

That's a lot of what I do. I regrade so water runs away from the house instead of toward it, cut in swales where they're needed, and finish it off with sod or seed so it holds. If a slope is too steep to keep, a retaining wall can square it up.

Yes. Spoil piles, broken concrete, old gravel, and construction leftovers can be hauled off, or spread and graded on site if you'd rather keep the fill. I'll lay out both options when I walk it.

Yes. Tired drives can be regraded, crowned, and topped instead of replaced, and new drives and small parking areas get a solid base so water sheds off instead of potholing. I will tell you which one yours needs when I see it.

Smaller trees, yes. I cut them down from the ground and run the brush through a chipper, which works for yards, fence rows, and open areas. Trees tight against a house or hanging over a roof need a climber, and that is arborist work, so I will point you to a tree service for those.

Yes. New decks on solid footings, plus repairs and full tear out and replace. Since I do the dirt work too, the ground gets leveled and drained right before the deck goes in.

Yes. Broken heads, leaking lines, and dead zones fixed, and new systems put in with new sod or landscaping. New systems in most Tulsa-area cities need a permit and a backflow device, and that gets handled the right way.

Yes. Old patios, sidewalks, and small sheds get torn out with a skid steer, hauled off, and the spot graded clean. Bigger slabs or rock in the way? Reach out and we can talk through what it will take.

On most rural acreage outside city limits, no. Inside city limits, in a subdivision with an HOA, in a floodplain, or near a creek or wetland, there can be rules, so it's worth a quick call to your city or county before we start. I'm not a lawyer and can't give legal advice, but I've worked in most of the towns around Tulsa and I'll tell you what I know. Yes. I level and grade the spot so it drains right, bring in fill or gravel if it needs it, and leave it ready for the shed, slab, or patio to go in. Bigger pads or a full lot? Reach out and we can talk through it.

All the time. An overgrown or torn up listing is hard to show and harder to sell, and a cleaned up lot or yard photographs and walks completely different. I can usually get a realtor or investor a fixed quote fast from photos, and I'll turn the job around quickly so you can get it listed.

I need enough room to get a machine through, usually a wide gate or an open side yard. If it's tight, tell me and we'll work out a plan. Wet ground matters too, so after a heavy rain I may push a day to keep from rutting up your yard.

The business carries general liability insurance, and I'm glad to send over a certificate of insurance before we start. You shouldn't have to wonder about that before you let someone bring heavy equipment onto your place.
